Riley Township 2017 Equalization
The 2017 Riley Township Equalization Factor will be 1.0396. This was determined by the Illinois Department of Revenue in a three-year sales ratio study which analyzes the arms’ length sales that have occurred in 2014, 2015 and 2016 and compares them to the prior year’s assessment values. The sales ratio study is done by the Illinois Department of Revenue for every county and township in the State of Illinois annually. The most recent data has determined that the 2017 assessments in Riley Township must be increased by 3.96% over the 2016 assessment levels because the market sales over the last three years are now higher than the assessment value levels in place.
- The 2017 equalization factor of 1.0396 DOES NOT mean that house values have increase 3.96%.
- THIS EQUALIZATION FACTOR DOES NOT MEAN YOUR TAX BILL WILL INCREASE BY 3.96%.
- PLEASE NOTE THAT AN INCREASE IN THE EQUALIZATION FACTOR IS NORMALLY ACCOMPANIED BY A DECREASE IN THE TAX RATE: AS AN REAL EXAMPLE, THE 2015 TAX RATE FOR TAX CODE 16001 WAS 10.499982%, WHEN ASSESSMENTS INCREASED IN 2016 BY AN EQUALIZATION FACTOR OF 8.36%, THE TAX RATE REDUCED TO 9.994840%.
If recent sales in your subdivision and neighborhood indicate that your parcel is overvalued after the application of the 2017 equalization factor, then that is a basis for an assessment appeal. Additionally, if your property or home is over-assessed compared to other similar properties or homes in your subdivision or neighborhood, this would also be a legitimate basis for an appeal. Property owners will not be able to appeal an assessment value based solely on the 1.0396 equalization factor.
